The Challenge

The last time the UK faced a housing crisis was after the Second World War, when the economy, struggling to cope with the needs of a rapidly growing population, led to a significant housing shortage. Innovative public and private housebuilding programmes solved this, going on to deliver 350,000 houses a year at the peak of post war supply in 1967. By 1991, however, the council housing programme was cancelled and overall housing supply dropped to just 148,000 houses pa. More recently the financial crash of

2007 accelerated a market failure in housing supply. Today, the UK needs to build 250,000 homes per year to meet demand, however in 2016, only 172,740 were built. There are initiatives that seek to rectify the shortfall, such as the Custom Build programme, however, the rate of increase in supply, is still not sufficient to meet demand. House prices have now risen to the point where access to home ownership is out of the reach of more and more people and not just those on low wages. With house prices as high as they are, a new phenomenon called ‘Generation Rent’ has emerged. The rental market is over-heating and the average cost of UK rents has risen to £921 per month. Speculation in the rental market has also driven up homelessness, as landlords seek to maximise rental returns by ending leases rather than renewing them, allowing them to increase rents by more than the capped 10%. Consequently, families on low incomes, unable to renew leases, find themselves in need of emergency housing.

We need a new housing model that delivers somewhere to live for anyone that finds themselves marginalised by this housing market failure, whatever their household income. Our response is called Tam. A locally manufactured, rapid-response housing solution that delivers homes in new and innovative ways.

The Caravan Act
The Caravan Act allows for the provision of a category of housing known as caravan housing. The Act has three tests:

Construction Test
There should be two sections separately constructed. The act of joining the two sections together should be the final act of assembly.

Mobility Test
It is not necessary for a caravan to be towed, only that it is capable of being moved by road.
It must be able to be moved without structural damage.

Size Test
The overall size can be no larger than 20 x 6.8m.
Internal floor to ceiling height can be no more than 3.05m.

Tam meets all these tests. However, Tam is not a caravan, instead, it is built in the same way we build homes and has a minimum 60 year design life.

Tam PassivHaus Certified

A Tam is made using the world’s first PassivHaus Component Certified straw construction system. PassivHaus is the most rigorous energy and comfort standard in the world.

Tam is manufactured using renewable, carbon capturing materials that minimise their environmental footprint, energy costs as well as CO² emissions. Tam is cool in summer and warm in winter. It is intelligent in operation as well as design; it reduces environmental impact simply and effectively without compromising how people choose to live their lives. Compared to the UK average, Tam uses 90% less energy to heat and light. In one simple move, we eradicate fuel poverty and provide a straight forward and practical way to live, that does not cost the earth.
